Build process

Site work

Grade beams trenched and formed to the engineer's drawing.

Site work

The existing garage and carport, before any work. The apartment goes on top of it.

Foundation

Rebar tied over a vapour barrier, with the plumbing set and inspected, ready for concrete.

Foundation

The same slab poured and finished, with the plumbing stub-ups left proud.

Framing

A second storey framed and sheathed over the existing garage.

Framing

Upstairs, with the ceiling vaulted into the roof rather than flattened below it.

Framing

Window and dormer openings framed, with the headers in over each one.

Closing in

House wrap on and taped, in the side yard.

Closing in

Closed in, sided and primed, with the roof pitch and trim matched to the main house.

Closing in

The gable end, with the fascia and frieze detailing carried around all four sides.

Electrical & plumbing

Electrical and plumbing run through open walls and inspected.

Insulation & drywall

Insulation in and drywall hung, under the vaulted ceiling.

Finishes

The slab ground and polished into the finished floor.

Finishes

The shower part-tiled, with the orange waterproofing membrane still showing at the ceiling.

Finishes

Beaded wood soffit waiting for primer and paint.

What could you build?

Common questions

  • How long does it take to build?

We're still gathering data points on how quickly we can build adus, but on average 6-9 months.

  • Can I use an ADU as a separate rental property?

Absolutely. This is one of the best and most encouraged uses of ADUs. One of ADU's goals is to build units quickly and inexpensively enough so that they can be rented at or below market rate, thus helping to curb spiking rental rates.

  • Can I use a home equity loan to build an ADU?

Yes! Provided you have enough equity to cover at least 80% of the total cost.

  • Does your ADU service include design/build or construction management services?

Because ADU is a design-build company we can offer services from concept to keys. Wherever you are in the process - whether it be in the design phase or whether your project is permitted and ready for construction - ADU can help you reach your goals with your ADU build.
